Commercial and Residential Real Estate Finance, Lending and Closing

Attorney Lawrence P. Mayo P.C.’s real estate finance and lending practice includes:

  • Represent national banks in closing residential real estate purchase and refinance transactions, including Certification of Title and issuance of title insurance to lenders and buyers. 
  • Represent local and regional banks and other lenders in closing fixed, construction and revolving commercial lending arrangements, including those collateralized by real estate mortgage, business inventory, equipment, financial and other assets. 
  • Draft and negotiate residential and commercial purchase and sales agreements.
  • Commercial loan work-out and restructuring.
  • Represent cities and urban renewal corporations in connection with closing and management of government loans, including Small Business Administration (SBA) and US Department of Housing and Urban Development (HUD) project grant funding.

Zoning, Land Use and Development

  • Provide zoning opinions and opinions on other land use constraints (i.e. Board of Health/Title 5 and Conservation/Wetland Protection) affecting their properties and on prospective land acquisitions and development projects.
  • Represent clients in permitting land use and development projects before municipal zoning and planning boards, conservation commissions and board of health.
  • Work with clients, engineers, architects, contractors, managers and consultants as part of a comprehensive development team providing cost effective and efficient project delivery.
  • Serve as counsel to government agencies acting as fiscal agent/conduit for state and federal financing of community development and urban renewal projects.     
  • Provide regulatory counsel and governmental relations advice to private developers engaged in public-private partnership and government funded projects.

Condominiums

  • Work with owners in creating residential, business and commercial condominium developments, including mixed-use developments.
  • Represent condominium associations and individual unit owners in lien enforcement actions.  

Leasing

  • Review, draft and negotiate office, retail and industrial leases on behalf of landlord and tenant.
  • Analyze existing leases on behalf of lenders and investors.   

Title and Land Use Litigation

  • Review and opine on quality of title to real estate in an effort to working through and resolve land disputes in advance of litigation, and, when necessary, represent clients in land use and construction matters before Massachusetts Land Court and Superior Court.
  • Counsel land owners and government agencies on eminent domain.
